When to extend your lease
When it comes to leasehold property, 80 years is the number to bear in mind. A property with 80 years or less left on its lease will drop significantly in value and is likely to be unmortgageable.
If you want to extend the lease on a property with 80 years or less left on the lease, you will also have to pay 50% of the “marriage value” to the freeholder to extend the lease. Marriage value is how much extending the lease would add to the value of the property.
This means, if you are approaching the point of only having 80 years left on your lease, you should act now to extend your lease. This will likely save you a considerable amount of money and protect the value of your property.
Who can extend the lease on a leasehold property?
Under the Leasehold Reform, Housing and Urban Development Act 1993, you are entitled to extend the lease on a flat by up to 90 years and on a house by up to 50 years, as long as you meeting the qualifying requirements.
To qualify for lease extension, you will normally need to have owned the property for at least two years. If you have owned the property for less than two years, the freeholder may still agree to a lease extension, but they are not legally required to.
