When you need to evict a tenant from a property you own, there are several steps we can take to help you remove them.
Step 1: Servicing notice
We will usually begin by issuing a written notice to the tenant informing them that they must vacate the property by a set date and that any rent arrears must be paid within 14 days. In many cases, this is all that is required to resolve the situation.
Step 2: Court action
If the tenant does not reply to the notice, refuses to leave, fails to pay their rent arrears, or does not reach an agreement with you within 14 days, we can then immediately begin court proceedings to resolve the situation. This will usually involve obtaining court orders for eviction and payment of arrears, as required.
Step 3: Instructing bailiffs

How long does it take to evict a tenant?

Where you want a tenant to leave who has not broken the terms of their tenancy agreement, e.g. if you wish to carry out renovations or sell the property, you will normally be required to to give them 2 months’ notice.
